Comprehensive New Home Inspections & Expert Consulting

Our Packages

While we can provide stand-alone inspections up to/commence the remainder of packages from roof cover*, we also carry out two popular full-stage inspection packages designed to cover every crucial structural phase.

  • 5-Stage Single Story Package: Covers all five critical stages from start to finish.

  • 8-Stage Double Story Package: A thorough inspection plan designed for multi-story homes, covering the additional structural stages required for two-storey construction.

We apply deep regulatory knowledge and hands-on experience to ensure every structural element meets the rigorous Building Code of Australia's Performance Requirements and all relevant installation guidelines.

Inspection Stages

(What's included in the packages)

Pre-Slab/Slab Pour Inspection:
Our inspector arrives prior to the pour to check structural elements, including size, dimensions, setbacks, and footing placement, which are then concealed within the concrete.

Slab Finish/Plate High Inspection (Ground Floor and First Floor):
At the completion of brickwork, structural integrity and walls are assessed, along with dimensions, overall compliance, and face brick finish quality. We also review the slab finish for level/defects (cracks, gaps) and plumbing pipe placement.

Suspended Slab Inspection (First Floor only)
Prior to the concrete being poured, we attend and inspect the reinforcing and formwork construction to ensure all structural elements are compliant.

Roof Frame Inspection (Ground Floor and First Floor):
The roof frame is assessed to ensure all connections meet the Australian Standards and engineering details, including tie-down requirements. We also review decorative finishes like ceiling and eaves linings, fascia and any cladding.

Lock Up/Waterproofing Inspection:
The waterproofing of all wet areas is the most important component of this inspection. We also check the roof cover, gutters, flashing, electrical/plumbing placement, plastering, ceilings, door installation, and cabinetry against your plans and specifications.

Practical Completion Inspection:
A detailed final inspection is carried out to view all final finishes and ensure your home has been built to a high standard, meeting all requirements and matching all contractual documentation.

Consulting Services

  • Ongoing Review and Advice:

    • As part of our stage package, we review any defect rectification photos sent by the builder and assess defects from previous stages at your following inspection. We also provide advice for your concerns or queries before, during, or after completion and maintain a recommended trade and supplier list.

  • Pre-Construction Consulting:

    • We can provide advice on inclusions, electrical layout, functionality, and performance aspects of the home prior to you finalising plans and inclusions, billed at an hourly rate.

*Note on stand-alone inspections: While we carry out stand-alone inspections up until roof cover, we do not take on new customers after roof cover (lock-up/waterproofing and practical completion inspections), as the structural integrity of a home cannot be verified without the preceding inspections.
